The Rural Municipality of Sliding Hills, located just east of Yorkton, is one of east-central Saskatchewan's most productive agricultural areas. With a mix of high-quality cropland, livestock operations, and rural residential acreages, the RM continues to attract both local producers and outside investors.

Geography and Soils

The RM of Sliding Hills encompasses a diverse landscape, rolling hills, creek valleys, and productive flatland. Soil quality varies significantly across the municipality, with some of the best Class 2 and 3 soils in the region found in the central and western portions of the RM. These areas produce strong canola, wheat, and pulse yields and command premium farmland prices.

The eastern portions of the RM include more marginal land, rolling topography, lighter soils, and areas better suited to forage or cattle operations. Land values reflect this diversity, with premium quarters trading well above $3,000 per acre, while rougher parcels or pastureland may be half that.

Farmland Values

Recent sales in the RM of Sliding Hills show cultivated cropland trading in the range of $2,500 to $3,500 per acre for quality quarters. Parcels with high soil ratings, good access, and proximity to Yorkton see the strongest demand and highest prices. Larger blocks (half-sections or more) often trade at a slight premium due to operational efficiency for buyers looking to expand.

Pasture and hay land values are more variable, typically $1,000 to $1,800 per acre, depending on carrying capacity, water sources, and infrastructure.

Market Activity

The RM remains an active market. Local producers continue to expand, often competing with outside buyers for available land. Properties priced fairly based on soil quality and recent comparables are selling; overpriced listings or land with significant challenges (poor access, drainage issues, title problems) sit longer.
